It has now been proven that the U.S. was planning to invade Iraq beginning in 2001—two years before the war in Iraq ever began. Halliburton lost millions, possibly billions, of dollars in funds that were never accounted for, in the end. Like Hitler, Cheney ruled over the an entire nation—and conducted the whole Iraq war operation, not to mention profiting quite handsomely from it. Truly, Cheney was a type of dictator—especially because he could not be prosecuted for these crimes after he left office, not to mention the fact that he ordered torture to be used on prisoners of war. That type of behavior goes against the Geneva Convention—but he got away scot-free, all because of his money-hungry power. Dick Cheney is just one example of people who made a lot of young men go to wear, and get proverbial (and sometimes real) ‘bullets’ in their heads in order so that he could become a very rich man, living on a heart pump which helps keep him alive (it’s expensive). III.Year of tha Boomerang Year of tha Boomerang is about World War II history. Personally, it seems a bit wrong to bring up the Holocaust in the sense that this is definitely not a respectful use of the terminology. The singer is not physically in Dachau, nor is it believed that the singer could ever emotionally experience what was experienced by the concentration camp prisoners—and how they felt. Trying to appropriate that emotion for the sake of the song—even if any of the band members happen to be Jewish—still seems like a grossly inappropriate and wholly misuse of the imagery evoked by bringing up the concentration camp of Dachau. This minimizes the true pain of real Holocaust survivors, especially those at Dachau. How dare this band desecrate a place which is so notoriously sacred, and where real human flesh burned†¦not just being lyrics in a song. Rage Against the Machine may have made its point, but it really struck the wrong chord on this song—not an isolated incident. IV. The Importance of Real Estate investments Real estate is one of the reliable and important investment types for individuals and institutions. Interest in the price appraisal of real estate has increased with rapid development of real estate sector and its legal infrastructure in recent years. The appraisal of real estate is a main principle for all businesses. Land and property are factors of production and the value of the land is dependent on the demand and supply for the product that is produced. Conducting planned urbanization, choosing settlement areas and estimating their inner or outer transport costs, improving capital markets transparency and reliability require a reliable price valuation of real estate asset. Appraisal in real estate is also important for the tax income of the national budget. Appraisal is, in simplest explanation, the determination of amount for which the property will transact on a particular date. (FRENCH, 2005 ) There is a wide range of purposes for appraisals are needed. These range from appraisals for transfer of ownership, financing and credit, litigation, tax matters, investment counselling, decision making, accounting and etc. Aim of this thesis is to provide a brief overview of the methods used in real estate appraisal according to international valuation standards, to research the position of appraisal practice in Turkey and to designate which valuation method should be used for analyzing the actual value of the real estate assets. For this purpose, a case study is prepared to investigate advantages and disadvantages of valuation techniques for specified real estates in a chosen sample area in Ankara. In reviewed literature; there are several definitions of appraisal and appraisal methods that are used internationally. Sales comparison method have been investigated by related studies mostly because this method is used more than other methods in appraisal practice. But; there is no detailed study to find out advantages and disadvantages of each methods by comparing applications in practice. The comparison of the valuation techniques to indicate the advantages and disadvantages of each other is the point where this thesis differs. Method of the Study Over the past decade there has been a significant growth in real estate appraisal research throughout the world. There are several books, articles, doctoral or master thesis that are written about real estate appraisal. This thesis has been prepared by using the following methods; Library resource search, Research the appraisal practice in several countries and Turkey Interviews with Appraisal Companies and professionals in the sector, Research any organizations and associations about appraisal in world and in Turkey. This thesis comprises five parts. First part of this thesis includes conceptual description and principles of real estate appraisal. In this stage; library resource search is used as a method while data gathering about the appraisal practice in several countries and Turkey. There are many associations and organizations about appraisal all over the world; such as Appraisal Institute (AI), International Valuation Standards Committee (IVSC), The European Group of Valuers (TEGoVA), American Society of Appraiser (ASA), Councelors of Real Estate (CRE) and etc. Publications of these institutions are rewieved. Second part of this thesis includes the valuation methods and valuation process step by step. This stage includes library, resource and e-sources research about appraisal such as The Appraisal Journal, Journal of Real Estate Literature, Real Estate Review and etc. In addition, publications of the appraisal institutions are rewieved. Third part of this thesis includes the situation investigation of the Real Estate Appraisal in Turkey. For this purpose, interviews will be made both with appraisal companies and professionals in the sector. Interviews will analyse the application of appraisal to designate the problems, anticipations and etc. The purpose of interviews is to find out what is presently ongoing in appraisal practice. In this stage, interviews will also include the investigation of any associations -like Capital Boards of Turkey- and committees for their roles, purposes in appraisal sector. Fourth part of this thesis includes a case study. This case study investigates advantages and disadvantages of valuation techniques for specified real estates in a chosen sample area in Ankara. In this stage, each valuation technique is applied and the results are compared. The comparison results are used to define the most suitable technique for each type of real estate. Finally, the conclusion part of this thesis includes a general evaluation about Real Estate Appraisal and Appraisal Practice in Turkey. General Approach and Definitions Appraisal of Real Estate Appraisal is a professional appraisers opinion of value. The preparation of an appraisal include research into market areas; analysis of information relevant to a property; and the knowledge, experience, and professional judgment of the appraiser. Appraisals may be required for any type of real property, such as single-family homes, apartment buildings, office buildings, shopping centers, industrial sites, and farms. There are several reasons for performing a real property appraisal whenever real property is sold, mortgaged, taxed, insured, or developed. For example, appraisals are prepared for: Mortgage lending purposes Tax assessments and appeals of assessments Negotiation between buyers and sellers Government acquisition of private property for public use Business mergers or dissolutions Lease negotiations Real estate appraisal is the task of determining the potential price of a site or building in case of sale and also important for investment decisions, for real estate funds and project developments. Fisher and Martin defined real estate as an identified parcel of land, including improvements, if any. In this usage, appraisal covers a variety of assignments, including valuation, consulting and review. Appraisal (Valuation) is the provision of a written opinion, independently and impartially prepared by a qualified appraiser, setting forth and justifying an opinion as to the market value (as of a specific date) of a property that is the subject of a real estate-related financial transaction. Appraisal Consulting is a study of nature, quality or utility of a parcel of real estate or interests in real property in which a value estimate is not necessarily required. Appraisal Review is the act or the process of studying a report prepared by another. Objectivity is the well-recognized advantage of this method. The major drawback is that this approach lacks market value and profit consideration. The appraised value through this approach thus often deviates from market value. The income approach discounts all the future net income to present value. It reflects the fundamental value of the property according to the revenues and costs; therefore, this method focuses on the estimation of the income stream and the discount rate. The income approach consists of two routes: direct and yield capitalization. Income producing properties are the major investment objects for Real Estate Investments Trusts (REIT), so the income approach seems to be the most appropriate method for REIT valuation. Gorlow, Parr, and Taylor (1993) indicated that the final reversion value should be estimated through the construction costs of the comparable project. The cost approach can assess the construction value; however, the accurate determination of land value of the final period still requires market or revenue information for evaluation. Hirota (1999) stressed that the income approach should put more weight on the operating income than on the final reversion. Friendship - A Bond of Love and Hate Essay -- Personal Narrative Writi

Friendship - A Bond of Love and Hate Sarah and I had a fight about two weeks ago. We hadn’t fought in a while so we were due for a battle. Sarah complained that a girl at my party was â€Å"talking about her,† and, obviously, if I was a real friend, I should have kicked her out. Funny thing is I wouldn’t have kicked the girl out even if I had known that she was talking about Sarah. This, in turn, caused Sarah to tell that she hated me and never wanted to speak to me again. And, before you know it, we were the stars of our own episode of (insert title of melodramatic television show here). I started running around my house, idiotic and drunk, proclaiming that Sarah was the stupidest bitch I’ve ever met--well, I said a whole slew of bad words much worse than that but I’m trying to keep this clean--and that she needs to be run over by a bus, while Sarah ran up my street chasing her boyfriend (a subplot I won’t dare mention here) and text messaging me to let me know that I was a lyi ng piece of garbage. And, folks, this was just the beginning. I often relate my friendship to Sarah to the short story â€Å"Bartleby the Scrivener† by Herman Melville. Simply summed up, the story is about an unique friendship between two men that has a profound impact on each of their lives—a classic story of the one that gave too much and the one who could not help but to give too little. In my experience with Sarah, this role taking tends to rotate back and forth, which makes our friendship exciting, bewildering and, ultimately, both challenging and rewarding. To say that Sarah’s friendship has had an impact on my life would be like saying the Grand Canyon is a large gash in a rock that happens to be pretty. She has helped shape who I am and taught me r... ...d from his memory but during the expunging process realizes how much his memories, both positive and negative, of her are extremely valuable and worthwhile. Sarah and I, though our relationship is anything but romantic, agreed we would probably try to erase each other from our memories only to realize how much we care for one another after it is too late. Clearly, we are drawn to each other because of our similar immature, theatrical and, intermittently, pretentious personalities and through this bond of love and hate, up and down, back and forth, we learn from each other and grow as people in our relationship with not only one another but with others as well. She has been one of my greatest teachers, most annoying nemesis and unsurpassed melodramatic role-playing partner. More importantly, our ungodly fights have given me some of the best stories I’ve ever told.

How to ‘save’ Ghana from Petrodollars?

Introduction Resources haven’t always been linked to wealth, as the management of resources in a country is always subjected to politicking. Ghana’s resources have been recently discovered, thus space for maneuver regarding how to make the best out of the natural supplies is given to the government. What is known so far is that â€Å"oil discoveries in many countries have led to the erosion of democratic processes and insitutional structures† (Van Gyampo, 2011: 49). In other words, wealth generation does not equal resource abundance, and, by any means, an increase in the standard of living of the entire population. Moreover, the Ghanian exampe is illustrative on account of the government increasing its opacity. This can result in higher level of corruption and social unrest, as an inequality in the wealth distribution can generate social pressure. Countries with abundant resources and weak political systems are prone to having an authoritarian government or to face social disruption. The pre-oil Ghana was â€Å"praised for its steady progress toward democratic consolidation† (Gyimah-Boadi & Prempeh, 2012: 94), with five elections being held under democratic principles, and autonomy being guaranteed to key institutions such as universities, mass-media, etc. Economically speaking, Ghana has an estimated influx of Petrodollars of about USD 1 billion (Kapela, 2009) per year, which constitues a great potential for development. This should be the focus of further research on the impact of oil discovery on Ghana, as development plans have the potential of generating economic wealth in a sustainable manner. The main question is ‘how to generate wealth from resource abundance, and how to invest Petrodollars in something sustainable for Ghana?’ Research proposal The paper should focus on oil industry as a generator of wealth in Ghana, and try to tackle ways in which this could be made possible. Classically, transforming oil money in wealth is done through infrastructure development. What is more, the type of infrastructure that has to be developed differs from country to country. Nonetheless, even if infrastructure of any type is built, this doesn’t automatically create sustainability (Wood, 2007). This is caused by the contextuality determined by political and social factors. Of particular importance is to note that Ghana’s democracy is fundamentally different than other African counterparts dependent on oil exportation, with a political system that has developed into a relatively stable one. This creates a fertile ground for sustainability projects. First, the disseration should focus on researching and outlining the modes in which the Ghanian government can use the influx of Petrodollars to enhance development, despite other bad examples in the region. Here are some areas of development that can attract funding from oil industry. a) start-ups: Economic growth is striclty related to entrepreneurship. Can Ghanian government find a way to foster a capitalistic climate that can potentially generate wealth b) infrastructure development: When we talk about infrastructure, we think about motorways construction, airport connectivity, etc. In fact, developing countries struggle to finalize those projects and often find that the expected positive externalities are overwhelmed by the negative ones. Roads can prove to be good connectors between two cities, but don’t generate wealth per se. A type of infrastructure with positive outcomes is IT infrastructure. c) education: Sustainability is about creating a long-lasting positive effect over the next generations. Education is an important node of the wealth-creation network. The main concern is whether Ghana has the political will to use oil money for projects that can create wealth organically. Therefore, the thesis should approach the topic of Petrodollars and how Ghana can be the first positive example of good resource management in Africa. This would relate oil industry to the broader picture of wealth creation and development. How to tackle the research topic? The methodological apparatus that should be employed here is diverse, however discretion is advisable. First of all, an extensive literature review on Ghana’s oil industry should be done in order to understand the underpinnings of the ‘newly created economy’. Second, the literature review should seek to understand the political system and how this was altered by the resource profusion. A comparative approach should be used here, especially a comparison between Ghana and Nigeria regarding institutional redesign in the light of resource abundance. Second, there are more ways in which the study can be developed. a) an empirical analysis of economic indicators that measure wealth and economic growth post and ante the oil discovery. This can take the form of an econometrical analysis that should test the correlation between Petrodollars cahsflows and development. The most accessible option is to run a multiple regression having as the dependent variables the economic growth, standard of living, and income inequality, and independent variables, revenues from oil indsutry, tax revenues, etc. Two patterns can arise. First, a positive correlation between the formers and the latters, thus the Ghanian government can be rendered as a good example of ‘oil revenues manager’. Second, a negative correlation can be found, confiriming the theory of fragiles democracy falling apart because of resource abundance. In any case, the assumptions made should be supported by a rigorous theoretical framework. b) a fieldwork approach using structured interviews with local entrepreneurs that have benefit ed from or were disadvatanged by the emergence of the oil industry. If this approach is taken, a good guide can be provided by Hart (2007). This method can provide rich data about the micro implications of oil industry in Ghana and can allow for ground-up theoretical development. Conclusions and recommendations The discovery of the oil field in Ghana is still recent, thus not a lot of academic writing has focused on it. There are still many areas left unexplored, some of them presented above. The recommendation is to focus on oil industry as an agent of change that has the power, in the right hands, to drive economic growth and wealth creation. Also, Ghana is a particular example in Africa, therefore careful attention should be given to details such as political stability and institutional systems. The author should rely, if possible, on local access to information, and use the local language to bring to light some new information that otherwise would be impossible to discover. The recommended design of the research is a grounded theory approach, where the author will attempt to use a mix of secondary data analysis (e.g. Official documents, public discourses of government regarding oil industry, etc.) and structured interviews with local entrepreneurs. Commercial Tourism

Tourism is an activity of visiting new places for the purpose of leisure. There is domestic or local tourism where people visit places in their own home country while in international tourism people visit other countries apart from their home country. The basic activity of tourism in the past years had been to see the wonder of nature and the aesthetic beauty of the natural environment and the different rich biodiversity that is unique to each and every country.However in the recent years the activity of tourism has taken a different course and people no longer visit places to see the natural environment but go to see the modern improvements characterized by commercial ego. This work will closely examine the commercialization of tourism in America and its influence on the American culture. The point of reference to a typical commercialization of tourism is the Mall of America that has over the years taken tourism to a different level. Tourism in the Mall of AmericaThe mall of America in Minnesota was established back in the year 1992 and is the largest undercover shopping center in the world. It occupies an area of 78 acres of land and has all types of business activities aimed for entertainment purpose. It has over 500 shops with Macy's Blooming dales, Nordstrom and the Sears which are giant American shops. This alone attracts millions of people every year to America and also the Americans who frequently visit the place more often than any tourist attraction sites like the national parks, game reserves and museums.There are nightclubs, restaurants, cinemas and children ride games. There is also a theme park inside the Mall called the Camp Snoopy that occupies seven acre space of land in the park and an underwater Aquarium that is a home for over 300,000 sea species that can be seen face to face by visitors. The mall is a commercial site as its entrance is free just like a market but individuals are charged on the services rendered inside the Mall. There is far much for the tourism that used to be in the world and America in particular.The people's culture has changed towards tourism and people nowadays are visiting modern sites designed with high level of technology to boost tourism in the Malls. The true definition of the culture of touring has completely been commercialized. In America for example, people prefer going to places with modern facilities for maximum comfort. This is demonstrated by the increase in the number of classic hotels surrounding the tourist attraction sites such as the beaches, national parks and other unique places with natural aesthetic.The improvement in modern technology has also contributed to the change of culture for the Americans. The effect of globalization has in particular influenced the theme of tourism in several parts of the world. The internet has been used intensively to advertise the different sites across the globe and most of them are aimed at the beautiful beach resorts and five star hotels nei ghboring the tourist sites which have given tourism a commercial perspective.
